HVAC Maintenance Agreements
for Ocean County Homeowners

The best time to find a problem with your heating or cooling system is before it becomes an emergency. Sheridan's maintenance agreements keep your equipment running at peak efficiency — and give you one less thing to worry about.

The Cost of Skipping Maintenance

HVAC systems are mechanical — they wear down over time. Regular maintenance is the single most effective thing you can do to extend equipment life, maintain efficiency, and avoid costly emergency calls.

📈
Lower Energy Bills

A dirty, neglected system works harder and uses more energy. Regular tune-ups keep your equipment operating at rated efficiency — which shows up on your utility bill every month.

🕐
Longer System Life

Properly maintained HVAC equipment lasts 5–10 years longer on average. That's thousands of dollars in delayed replacement costs — just from regular tune-ups.

Fewer Breakdowns

Most system failures don't happen without warning. Our technicians catch worn belts, failing capacitors, and dirty components before they cause a breakdown — especially important before peak heating and cooling season.

🔒
Warranty Protection

Many equipment manufacturers require documented annual maintenance to keep the warranty valid. Our maintenance agreements provide that documentation automatically.

💨
Safer Operation

Gas furnaces and boilers require safety checks — heat exchangers, flue systems, and carbon monoxide risks. Annual tune-ups include safety inspections that protect your family.

🚀
Priority Service

Maintenance agreement customers move to the front of the line for service calls. When your heat fails in January and we're booking fast, you'll be glad you signed up.

Choose the Right Plan for Your Home

Both plans include professional tune-ups by our licensed technicians. Call us to discuss your specific system and we'll recommend the right coverage.

A Thorough Visit Every Time

Our maintenance visits aren't a 15-minute check of a few boxes. We take our time and inspect the entire system — because that's the only way to actually protect your equipment.

  • Inspect and clean heat exchanger (gas systems)
  • Test and clean burners for proper ignition and combustion
  • Check flue and venting for blockages or damage
  • Inspect and lubricate all moving parts
  • Test safety controls and limit switches
  • Check refrigerant levels and look for leaks (AC)
  • Clean evaporator and condenser coils
  • Inspect electrical connections and components
  • Test thermostat calibration and operation
  • Check and clear condensate drain lines
  • Measure system efficiency and airflow
  • Provide written summary of findings

Call 609.296.3151
When should I schedule my tune-up?+

Fall (September–October) for heating systems, spring (April–May) for cooling. The key is getting it done before peak season — not during it, when technicians are busiest.

My system seems fine — do I still need maintenance?+

Absolutely. Most HVAC failures give warning signs that only a trained technician will notice — worn components, efficiency degradation, or safety issues. Prevention is always cheaper than emergency repair.

Do you service all brands?+

Yes. We maintain and service all major brands including Trane, Carrier, Lennox, Rheem, York, Goodman, Weil-McLain, Burnham, and more. We service what you have.

What's the difference between a tune-up and a service call?+

A tune-up is proactive — we inspect, clean, and adjust your system to keep it running well. A service call is reactive — you call us because something broke. Tune-ups are much cheaper than service calls.

Can I cancel the agreement?+

Yes — we want customers who want to be here. Ask about our cancellation policy when you sign up. We keep it simple and fair.
